About us

Data driven expertise for whole property management

Part of the 128-year family-owned Wates Group, we maintain almost one in seven social homes nationally and look after thousands of buildings to deliver healthy, warm places that are cheaper to heat and more sustainable for the future.

From maintenance to compliance and navigating the energy transition, we’re here to support property owners to meet every challenge in front of them, acting with care for residents and building tenants at every step.

Helping solve some of society’s most significant challenges

Drawing on the expertise of our 3,000-strong team, we harness the curiosity and data insights of our property experts to intelligently manage short term needs, as well as creating strategies to most efficiently manage housing and buildings in the changing built environment landscape.

Whether that’s advising you on legislation and ensuring your compliance, smart decarbonisation or holistic asset management – we’re here to help homes and buildings to thrive.

Delivering performance through our purpose

Everything we do is guided by our purpose of reimagining places for people to thrive. We have a long-standing commitment to safety, quality and social value. In the face of growing pressures on our communities and our planet, we want to do more. Therefore, from how we run our business to how we maintain spaces, we’re making three enduring promises to support:

We care about the people living in the homes we work in and places we maintain and that’s why we put them at the heart of our services – with expert tenant liaison and a tailored approach.

We ensure residents and tenants are informed and reassured about the work being carried out in their homes and buildings. Our empathetic team relate to concerns to understand their needs and best respond.

Staying in touch and collecting feedback at every phase, they create an experience that doesn’t just create a thriving place, but peace of mind at every step.

And it’s not just homes and workplaces, we work to leave a positive legacy with the wider community. From creating employment and training opportunities to supporting local causes, we partner to support thriving places and create social value.

Our approach is accredited by tenant engagement experts, TPAS accredited and we are proud to be part of their advisory board.

We leverage the collective strength of our national teams to create a positive impact on the communities we work within.

From community engagement and volunteering for local causes to creating skills and employment opportunities for local people, our dedicated social value teams create tailored plans that help communities thrive.

In 2025, we delivered a total of £87 million in social and local economic value and spent a total of £74 million with SMEs. In a typical year, we:

  • Invest £115 million in local spend
  • Employ 1,141 people local to our projects
  • Contribute 11,600 volunteering hours
  • Deliver 1,100 apprenticeship weeks

We deliver maintenance solutions that help solve today’s problems while helping reduce future climate impact. This includes installing and maintaining renewables and low carbon heating in homes, finding efficiencies in running costs and carbon across buildings and estates, right through to electrifying our own fleet, we work in an environmentally responsible way, for a thriving planet.

We use data and innovation to achieve that. For example, our repairs teams use dynamic scheduling software to ensure that engineers work mostly efficiently to deliver the optimum number of jobs while reducing travel – and carbon – between locations.

We also use telematics and monitoring software across our fleet to collect data that helps us understand how to best manage our vehicles to reduce emissions, plus environmental management software to ensure the highest compliance standards.
